CMSK works hard on industrial park development and operation, and concentrates on spatial planning, industrial clustering and services to promote industrial innovation. Including industrial parks, specialized industrial zones, and ecological zones, CMSK has been contributing to the industry’s healthy development and the diversified development of the economy. Since 1979, CMSK has been developing and building Shekou Industrial Zone, the first export-oriented economic development zone in China. In the past 40 years, CMSK has independently developed, constructed, operated and managed a relatively independent urban area by raising capital on its own, and accumulated rich experience in urban development and operation, thus establishing a unique land development and operation model of CMSK. Based on the upgrading of the Shekou industrial park template, the company actively promotes the duplication of Shekou mode to the world, and has built specialized industrial new towns in several cities in China. CMSK also actively participates in constructing specialized industrial parks in the countries along the “Belt and Road”.

Guangdong Qianhai-Shekou Free Trade Area

Qianhai Shenzhen-Hong Kong Modern Service Industry Cooperation Zone is the only modern national cooperation platform for the service industry, a pivotal region for Belt and Road and a vital area of China (Guangdong) Pilot Free Trade Zone.  As a combination of the Shenzhen-Hong Kong cooperation, Belt and Road and a free trade zone, the Qianhai-Shekou Free Trade Area has unique policy advantage and strategic advantage in economic reform. China Merchants Property

China Merchants Property is devoted to becoming a flagship company under CMSK’s new industrial city and park development sector and an expert in providing industrial clustering services as well as in operating industrial space and supporting facilities. China Merchants Property is centered in Shekou with its business expanding to Shenzhen, Beijing and Shanghai. It manages property of office buildings and industrial parks which occupy over one million m2 in total.

New Industrial City

New Industrial City is one of the most important channels for CMSK to cooperate with local enterprises or governments. Based on the “Shekou mode” of “Port-Zone-City”, through a geographically sequential development from ports to industrial parks to supporting new urban districts, coordinated development of the entire area can be achieved.

Shekou, as the starting point of the New Industrial City and a typical case of the industry, plans to locate a new industrial city in Shekou and develop projects in key areas such as the Tianjin-Beijing-Hebei region, the Pearl River Delta, the Yangtze River Delta and the Yangtze Economic Belt under CMSK’s “133341” development strategy. We plan to build high-end satellite cities in main city clusters and become a pioneer of new-type urbanization development.


China-Belarus Industrial Park

The China-Belarus Industrial Park is located 25 km east from Minsk, the capital of the Republic of Belarus. It is closely adjacent to the Minsk International Airport and the railway with the M1 highway from Berlin to Minsk running through the Park. The Park has a gross area of 91.5 km2. It combines successful industrial park development experience in the world with Belarus’s stable investment environment, and lays emphasis on resource recycling and environment protection. Its infrastructure can be described as “7 stable and 1 flat”— “stable thoroughfare, stable power supply, stable water supply, stable drainage, stable communication system, stable gas supply, stable heating supply and flat land”, which can meet development demands of different types of firms. The China-Belarus Industrial Park focuses on developing electronic information, machine manufacturing, biological medicine, chemical engineering, new material and warehouse logistics.
To accelerate the Park’s construction, we planned to firstly launch the Phase 1 project. It occupies 8.5 km2 and has four function zones: the industrial zone, the warehouse logistics zone, the residence and public facilities zone and the infrastructure zone. In the future, the China-Belarus Industrial Park will attract more than 200 high-tech firms to enter, and will employ over 120,000 people. It will become a comprehensive development zone with reasonable structure and layout, coordinated industrial development, high scientific and technological content and good social-economic benefits. It will also promote city-industry integration and build itself into an international airport city with a population of 200,000.

China Merchants Land Limited

China Merchants Land Limited is a company listed in Hong Kong (HK.0978), and is the only subsidiary of CMSK that is listed outside Mainland China.

China Merchants Land operates 27 real estate projects in Guangzhou, Foshan, Nanjing, Jurong, Chongxin and Xi’an, with a total floor area of 11.9 million m2. Apart from tapping into resources in these cities, China Merchants Land also resorts to resources and experience of CMG and CMSK to explore new businesses and overseas opportunities.

Shekou Net Valley

The southern base of China’s internet industry and hotbed for innovation

In 2010, CMSK cooperated with the Nanshan District Government to launch the industrial park – “Shekou Net Valley”. The planned construction area covers 420,000 m2, adjacent to the mountains and seas. Over 400 elite enterprises have entered Shekou Net Valley. The output value per unit area exceeds 60,000 yuan per square meter, involving the Internet and culture innovation. The industrial park has driven innovation.

NH ECOOL

NH ECOOL covers an area of 44,000 m2, with a total construction area of 110,000 m2. It used to be a SANYO factory. Practicing the national strategy of low-carbon, energy-saving and sustainable development, the factory was repurposed. Preserving old buildings and relying on existing building functions, it completed its overall construction and was renamed “NH ECOOL”. NH Ecool realized the upgrading of urban functions and industrial structure, and the transformation from “manufacturing” to “smart manufacturing”. It has attracted creative design firms and entertainment/culture organizations, and resulted in NH Ecool becoming an industrial park as well as a tourism destination and center for creativity. Now NH Ecool is a striking ID for the cultural and creative industry in Shenzhen.

Guangzhou Jinshan Valley

Jinshan Valley ECOOL, as the core section of the comprehensive development project of the Jinshan Valley Garden community, is in accordance with the overall position of the metropolitan area in Panyu New Town, proposed in the strategic planning for the overall development of Guangzhou City. Jinshan Valley ECOOL aims to create a cluster of innovation industries and modern service industry headquarters and to serve the development of industries, economic transformation and headquarters in Panyu District and the Pearl River Delta.

As CMSK’s key project in Guangzhou in 2013, Jinshan Valley ECOOL adopted innovative practices in project planning. The project referred to the experience in planning and economic development of advanced economic areas such as the Silicon Valley, Singapore, Shenzhen Shekou, and Shanghai Jinqiao, and designed the facilities in domestically-leading environmentally friendly buildings, recreation & business blocks, international-brand hotels, international-standard large-scale exhibition & conference centers and public leisure & sports squares, etc.

Guangzhou Tsinghua Science Park (TusPark)

TusPark Guangzhou Innovation Base is co-built and co-operated by TusPark, CMSK and the Panyu District Government. It is one of the largest branch parks of TusPark in China. The Guangzhou Innovation Base has a gross investment of six billion yuan with a total area of 1,300 mu. The Guangzhou Innovation Base comprises east and west regions, covering a total construction area of 840,000 m2. It is planned to be developed and constructed in eight phases and completed within ten years.

TusPark was founded by one of China’s top universities—Tsinghua University. It is the first Type A university science park authorized by the Ministry of Education and the Ministry of Science in China. With 20 years’ development, it has become one of the largest university science parks in the world. TusPark has accumulated abundant experience in high-tech enterprise service, technological results incubation, innovation and entrepreneurship support, etc., forming a complete set of innovation service systems and becoming an experienced and intelligent science and technology service supplier with a full range of business capacities.

Shenzhen TCL International E Park

The project is included in the Conceptual Plan of the North Section of Shenzhen Western Silicon Valley, adjacent to high-tech science parks and college towns. With favorable high-tech industry, culture and talent-interaction environment, the project has provided support for research and development enterprises. The project boasts an advanced municipal transport system It is located in the transportation junction of the Xili district and the junction of the Guangzhou-Shenzhen Expressway and the Nanshan-Guangming Expressway, connecting districts of Shenzhen and the Pearl River Delta.

Adhering to the innovative concepts of “industrial R&D” and “headquarters base”, the project serves as an integrated science and technology park combining green, ecology and high-tech. Enterprises that base in the park are all R&D enterprises. At present, over 40 high-tech enterprises have entered the park (including three international Fortune 500 companies) with more than 5,000 employees. Among them, about 40% enterprises are TCL’s subordinate enterprises and about 30% are TCL’s upstream and downstream enterprises, contributing to an annual production of more than 40 billion yuan.

Nanjing CMSK International E Park

The project is located along Nanjing Xianlin Avenue, to the east of the Jingtianlu Station of Metro Line 2. It is the core section of the Baohua Block and also the first stop to connect Nanjing. The whole project integrates residence, apartment, business and office, serving as an integrated complex of 420,000 m2 built at the Baohua Block.

Relying on its own brand, the Park has integrated related enterprises, promoted industrial clusters and improved regional market ability. The project is dedicated to introducing culture & innovation enterprises and high-tech R&D enterprises, and speeding up talent introduction. In the future, the whole industrial park will be built into a powerful and interconnected industrial park that integrates start-ups, technological enterprises and service enterprises, while simultaneously participate in the construction of auxiliary facilities and the provision of residential products for business and residence in the Baohua region.

Qingdao Net Valley

Qingdao Net Valley is located in the Jiaozhou Bay Northern Park of the Qingdao National High-tech Development Zone in Shandong Province, covering a land area of 12,700 km2. The project is planned to have a total construction area of 1.5 million m2, including one million of office and R&D properties and 500,000 m2 of auxiliary residence. The project is planned to be developed and constructed in three phases. Upon the completion of the project, it is expected to accommodate 1,000 enterprises and 40,000 employees at work.

Qingdao Net Valley will learn from the successful Shekou Net Valley, take the industrial development opportunities in Qingdao, give play to the cluster capacity of high-tech industries such as software and the internet, and focus on introducing cloud computing, IoT, e-commerce and the next generation of internet technologies to build an integrated internet industrial base which takes software information service and internet industry as the core. Finally, the Park is expected to become a new industrial center integrating R&D and design, comprehensive service, and business support service. Moreover, the Park will also boast comprehensive functions such as R&D and design, high-end supporting services.  

Qingdao Lavie ECOOL

Located in an airport district in the Baishahe riverside, the project boasts favorable resources from both cities and surrounding areas. The project has a total construction area of about 320,000 m2, with an average plot ratio of 0.92 in all three phases and a greening rate of 38%. The project covers multiple building types including clubs, multi-use apartments, wide-view lofts and fashionable flats to meet personalized needs of CEOs, artists, personnel in innovation industries, pioneers, and property owners for clubs and offices. Relying on the two industrial themes of “ecology and science”, the park introduces ecological and science & technology incubators to facilitate industrial convergence.

Zhongguancun Science and Technology Park

In order to implement national strategies and the strategic arrangements of the Beijing Municipal CPC Committee and the Government, Zhongguancun Development Group, China Merchants Group and China Communications Construction Group co-founded Zhongguancun Coordinated Development Investment Co., Ltd. on September 16, 2015. As Zhongguancun’s main platform for outward regional cooperation, the park aims to give play to the advantage of industrial resources of Zhongguancun Development Group, the expertise of China Communications Construction Group in infrastructure construction, and the experience of China Merchants Group in comprehensive operation. Through alliance between companies and industries, the park promotes cooperation with the Zhongguancun region in the Beijing-Tianjin-Hebei region, building a cross-regional coordination and innovation chain and a science & technology industrial chain, facilitating the formation of Beijing's non-capital functions, and improving the regional industrial ecology.


Design Society

Design Society is a new comprehensive culture platform for demonstrating diversified public projects. It aims to drive the social development by design.

Upholding the pioneering spirit of Shekou and Shenzhen in city development, Design Society is committed to creating a unique cultural experience for the public and a public space devoted to design. The three pavilions are designed to show the past, present and future of the design, showing the strength of design to the public. The carefully designed experiential shopping atmosphere and rich interactive activities constitute a new cultural consumption environment, which is also an innovative and sustainable institutional development model.

Design Society is a platform for open collaboration. Through diverse international cooperation, it is committed to connecting China and the world with design, and enhancing the cross-border synergy between design and society, daily life and industry, thus practicing new design concepts, incubating new talents and developing new opportunities for design industry. It encourages creative dialogues and cooperation in design for a better society.

Design Society is established by CMSK, a flagship enterprise in city and industrial park development and operation under China Merchants Group, a state-owned conglomerate with a history of over one hundred years. Through this platform, CMSK, together with creative partners in China and overseas, promotes the reform of manufacturing and creative industries, aiming to strengthen cross-border exchanges and cooperation.

The Victorian and Albert Museum (V&A) is the founding partner of the nonprofit Design Society Foundation. This pioneering partnership is the first collaboration between important Chinese enterprises and British public institutions. During the collaboration, V&A will support the study of organizational operation models and the training of professionals with tis professional experience, carefully plan V&A regular exhibitions, categorize and display classic works of V&A collections of international designs from the 20th and 21st centuries, and hold two large-scale tour exhibitions respectively in 2017 and 2018.

Design Society is located in Sea World Culture and Arts Center, Nanshan District, Shekou, Shenzhen. It forms a part of the Sea World City Complex adjacent to Nu Wa Park. Sea World Culture and Arts Center covers an area of more than 26,000 m2 and has a construction area of 71,000 m2. It has four floors above the ground and two floors under the ground,including exhibition halls, theaters, coastal multi-functional press rooms, many indoor and outdoor public spaces, catering and business areas, and underground storage and parking spaces. The building is designed by Maki & Associates, a Japanese integrated architectural design firm headed by Fumihiko Maki, a Pritzker Prize winner and famous metabolism construction master. As Maki & Associates’ first project in China, the main building of the Sea World Culture and Arts Center faces mountain, sea and city in three different directions, forming an open space that encourages cultural dialogues and interpersonal communication. The Sea World Culture and Arts Center still under construction will be officially opened in December 2017. By then, the whole project and business format of Design Society will be demonstrated to the public.

China Merchants Maillen Health Center

China Merchants Maillen Health Center is a key project of CMSK in healthcare industry. It was officially open to the public in March 2016.

The Maillen Health Center has a total operation area of about 2,000 m2. It comprises the examination area and the medical care area, with 15 physical examination suites and 13 departments (including test, radiation, gynaecology, medicine and surgery, and Neurology, etc.). The health center gathers experienced doctors and experts from various areas, Chinese and Western doctors and experts who receive the State Council Special Allowance, and experienced experts from departments in Grade III, Class A hospitals and large physical examination centers in China, forming a high-caliber doctor team. With the assistance of professional nurses and health consultants, The Maillen Health Center has provided clients with health management services such as one-to-one physical examination, specialized conditioning and home visits from health care workers.

Guangzhou Panyu China Merchants Haitao Home of Health

The project is the first international healthcare and senior care center of China Merchants Group. Located in the senior care sector of Guangzhou Jinshan Valley, Haitao Home of Health is a large health community demonstration project built for middle- and high-end retirees.

The project covers a total land area of about 30,000 m2 and comprises a Sino-French joint-venture internationalized high-end healthcare center and five available-for-sale senior care apartments. With senior care apartments, the project focuses on three support service sectors including health management (medical care), life service (senior care) and recreation (entertainment) in order to build an internationalized high-end home-style livable community integrating medical care and senior care services.

The Belt and Road International Medical Imaging Center

China Merchants-Lippo Belt and Road International Medical (Imaging) Center was co-founded by CMSK and Lippo Medical Group. Drawing on backgrounds, resources, expertise and strength of both parties’ shareholders, the Center has gathered domestically renowned medical experts and built a professional operation platform for medical service in major health industries.

The Center implements China’s national strategy of the Belt and Road, draws on mature and prospective medical technologies in the industry, and takes into account the advanced concept of integrating the internet with medical service. Thus, the Center has effectively integrated medical resources, improved people’s medical treatment efficiency and quality, and enlarged medical treatment scope to serve across China and other countries along the Belt and Road and benefit global citizens with premium medical and healthcare service.
